“I’d make it into a country bar.” “Maybe make it into a homeless shelter.” “I’d turn it into a performing arts center.” “My friends and I were talking about that place just the other day! I’d turn it into a retro coffee shop or cafe.” “I’d turn it into a library, but for books over a hundred years old. No Dan Brown books, no Stephenie Meyer books.”

The value of that property cannot be estimated until there are two determinations: (1) there needs to be an environmental analysis made to uncover unknown hazards present in the building, such as asbestos, which would need to be considered within the following determination; (2) bids need to then be obtained as to the cost of demolition of the building, including costs for any needed updates to infrastructure costs such as water, sewer, gas and electricty connections, to allow for new construction. Where is the City of Lodi on this one? Isn't there an "ugly ordinance?" Given the above, it is possible that this property isn't worth nearly $300,000. As an example, if the property were worth $15 per square foot as bear ground, it would only be worth about $144,000 LESS the demolition costs!

All good ideas. Who will come up with the dollars to do the retrofit and bring the building up to current requirements for structural and disabled access?

Even the $300,000 they wanted for the building in the county auction was too much. Have to add in the cost of the building demo. Then you just have an empty lot not in a not prime location.
